Police Security Command in Toa Payoh to be demolished for housing. The headquarters of the Police Security Command at 2 Lorong 4 Toa Payoh are set to be demolished and relocated within the neighborhood. The command, which has been in operation since 2004, is located on land that has been zoned for housing and has undergone extensive planning since 2003. In a proposed revision to the Urban Redevelopment Authority’s (URA) masterplan announced on October 21, the 1.7ha site, which is larger than two football fields, was assigned a plot ratio of 4.2. The Singapore Police Force (SPF) responded to inquiries by stating that the URA informed them that the premises would have to be demolished by the first half of 2024.
The command will be transferred to Lorong 8 Toa Payoh, according to SPF. It will occupy a 1ha plot of land on which its new structure will be constructed. Plans for the Lorong 4 location, according to a URA official, will be announced as soon as they are ready. According to the SPF website, the Police Security Command is in charge of the personal safety and security of all Cabinet ministers and visiting foreign dignitaries. The property has the potential to deliver more than 700 units, according to real estate analysts, with ERA Realty head of research and consultancy Nicholas Mak estimating that between 750 and 880 units can be built.
He expects the land will be sold under a GLS contract for private home development, as it has been a few years since a GLS site was released in Toa Payoh, and Build-To-Order public housing projects have recently been established in the vicinity. Mr Mak emphasized that the Gem Residences condominium, which is right across from the current Police Security Command complex, was well-received when it was completed in 2016. However, OrangeTee & Tie senior vice-president of research and analytics Christine Sun says the area is more likely to be used for public housing due to its proximity to other Housing Board flats. Both experts noted the property’s proximity to amenities, pointing out that the Braddell MRT station is only a 350-meter walk away and that there are coffee shops nearby.
